Property lines, or boundary lines, define the points where properties begin and end. These boundaries are used when installing features such as fences, pools and home additions. Some property lines have physical markers, whereas others are invisible.
How close to a property boundary can you build?
As a rule of thumb, a build that reaches 7.2 feet is considered acceptable and anything over that we do recommend speaking to your neighbour.
Can you build next to a boundary?
Yes. The Party Wall Act permits you to build up to or astride the line of junction/boundary with your neighbour, but the correct notices must be served and the correct process followed.
How do you prove a boundary line?
Physical boundaries are identified on the ground and on maps and deeds by using physical features such as fences, walls, ditches, rivers, hedges, etc. Unlike a hypothetical line such features, in actuality, have thickness. In the case of fences, walls and hedges their thickness will change as they grow.

The short answer is “yes, subject to serving a valid notice and following the processes set out in The Party Wall Act. The party wall act only applies to “structures” (ie: a wall with a foundation), it does not apply to timber fences or other screens.
